What UHT is
UHT is a real estate investment trust: a company that owns or finances property and distributes the large majority of its taxable income to shareholders each year in exchange for paying little or no corporate tax on it. The distribution is therefore a structural obligation rather than a discretionary dividend, which is why REIT yields sit above the broad market's.
Because depreciation makes GAAP earnings a poor description of a property company, REITs are usually judged on funds from operations rather than net income. REIT distributions are mostly taxed as ordinary income and can include return of capital, so they are generally not qualified dividends. Read how REITs work.
